Ready to buy? Read This!

You’ve been thinking about moving, maybe even researching different homes for weeks and months on end. You finally think you’ve found a few homes you can see yourself settling into. But what do you do next? Are you ready to start on the next chapter of your life, but don’t know where to start?


First and foremost, deciding to work with a knowledgable and trusted realtor will ultimately put you on the right path to homeownership. You need to be able to rely on an agent who has your best interest in mind when representing you in a real estate transaction. Your realtor is your advocate. They provide you with support and guidance through what could be a potentially long and stressful process.


When you decide to buy a home, there are various steps that take place over the course of several months between the time you submit an offer to the closing date. When you are making such a large investment into what could be your greatest asset, you find yourself juggling all these phases at one time. In the beginning, contacting a mortgage lender to obtain financing to buy a home is crucial. After your lender provides you with a pre-approval letter, you can really focus on house hunting. Once you find that special home you love, your realtor will evaluate the neighborhood market comps and submit a reasonable offer to the seller on your behalf. You will negotiate with the seller on a price until you both agree, and then you can sign a contract for sale. There is a three day attorney review process in which the attorney of your choice will represent you legally in the transaction, protecting your rights as a buyer. As long as things go smoothly in the review period, you will officially go under contract to buy your home. After this comes scheduling home inspections, radon testing, obtaining title insurance and most importantly, the appraisal. The appraisal will be the final component used by your mortgage company to get the clear to close on your loan. If this all goes well, your closing date will be right around the corner.
