Lake Como February 2020 Market Review

My research regarding the current market trends in the shore town of Lake Como shows that compared to the surrounding shore towns, the properties in Lake Como are valued at a more affordable price point. While Lake Como does not have oceanfront properties like the neighboring towns of Belmar and Spring Lake, this quaint town is a perfect alternative if you are looking for a beach bungalow or piece of property to build your dream beach home.


With an average list price last month of $438,646 and an average sale price of $313,500, this town could be considered the perfect real estate opportunity for beach lovers. Developers and local builders are finding this area to be ideal for new construction and custom homes.


Two homes sold in February, which will most likely increase over the next few months as we move into the spring and summer market. There were 13 active listings last month, similar to last year when 15 homes were listed for sale. Homes have been averaging 105 days on the market.


There are currently 10 homes for sale in Lake Como ranging from $230,000 up to $760,000.
