July 2020 Lake Como Market Review

The July market statistics for Lake Como showed four home sold with an average sale price of $685,000. The average list price was $486,483. For July, there were three new listings and six total active listings, which was similar to the month of June.
The recent home sales included two new construction homes on 21st Avenue. Two other homes notably went under contract in less than two weeks. A record-breaking sale took place at 327 17th Avenue with a sale price of $1.2 million. This particular home sale has significantly increased the value of homes in this town. Developers built these custom beach homes within the past five years and this summer, they are selling at the highest and best value because inventory still remains low.
At this time, there are 4 homes for sale and 11 homes under contract in Lake Como. We know Lake Como real estate sells at a smaller volume, but recently the overall desirability of the town as increased based on the recent neighborhood sales. As I anticipated last month, the market statistics for July included home sales that continue to reflect the strength of the real estate market down the shore and specifically in Lake Como.
