Belmar June 2020 Market Review

My real estate market review for Belmar in the month of June indicated that five homes sold with an average sale price of $777,180. Both the number of homes sold and the average sale price showed a slight increase from May. Existing home sales have reportedly jumped to record highs in June, as buyers take advantage of low interest rates and limited inventory has created a greater demand.
In June, there were 31 active listings with an average list price of $872,858. These statistics remained consistent over the past three months, throughout the COVID-19 pandemic. The majority of active listings were once again listed above $500,000.
The number of days on the market increased to 71 days. This was actually less than June of last year when the average days on the market was 83.
Presently, there are 28 homes for sale in Belmar and 19 homes are under contract.
